What is Design and Build?

Design-and-build (D&B) is a project delivery method where a single firm is responsible for both the design and construction of a project. In residential renovation, this means:

• Your interior designer and your contractor are the same company

• There is one contract, not two separate engagements

• When something goes wrong — a design that doesn't translate to construction, a material that doesn't arrive, a trade that underperforms — there is one team accountable, not two parties pointing at each other

In traditional renovation, homeowners hire an interior designer separately from a contractor. The designer produces drawings; the contractor builds. Problems arise in translation: the contractor interprets the drawings differently, substitutes materials, or produces work that doesn't match the design intent. With design-build, this gap doesn't exist — because the same team designed it and is building it.

How Studio D3's Design-Build Process Works

1. Free Consultation

We meet at your property (or video call) to understand what you want to achieve. We assess the space, ask questions about how you live, and discuss your budget honestly. This is free and comes with no obligation.

2. 3D Design Concept

Our designer produces a 3D visualisation and floor plan. You see exactly what your home will look like before we start. You can request changes at this stage — it costs nothing to adjust a 3D model versus adjusting a wall that's already been tiled.

3. Itemised Quotation

We provide a fully itemised quotation covering every trade: carpentry, tiling, electrical, plumbing, painting, false ceiling, and feature walls. Every line item is visible. No hidden charges.

4. Contract and Construction

Once you approve the design and quote, we begin. Our project manager oversees every trade, coordinates deliveries, and ensures the build matches the design. You get WhatsApp updates throughout. We visit site minimum 3× per week.

5. Handover and Warranty

We do a final walkthrough together. We fix anything that isn't right before we consider the project complete. All projects come with a 1-year workmanship warranty.

Is design-build more expensive than hiring a designer and contractor separately?

Not necessarily. The design fee is typically lower with design-build because it's bundled with construction. More importantly, design-build reduces costly errors and rework that commonly occur when a designer and contractor work independently. Total project cost is usually similar or lower.

Can I use my own designer with Studio D3 as contractor?
