The Bathroom Floor That Never Drained Properly: A Desa Pandan Story About Floor Falls and Drain Height

The bathroom renovation in Aaron's Desa Pandan apartment had been thorough — new wall tiles, new floor tiles, new sanitary fittings, new shower screen. The contractor had retiled the floor, relocated the floor drain to the centre of the bathroom as part of the new layout, and set the tiles around the drain. The work looked clean on handover. Aaron had been using the bathroom daily for three weeks when he noticed that water was consistently pooling on the bathroom floor after showering — a shallow standing puddle that took forty minutes to clear rather than draining within a few minutes as a correctly graded bathroom floor should. He mentioned it to the contractor at the end of the defects period.
The contractor came and inspected. He said the drain was clear and flowing and the issue was probably slow evaporation. Aaron showed him the puddle — it had been sitting for over thirty minutes. The contractor said he would check the drain pipe. The drain pipe was clear. The contractor said the issue would resolve as the tiles settled. Aaron waited a month. The puddle problem persisted on every shower. He called a different plumber.
The plumber took one look at the bathroom floor and identified the problem immediately, without touching the drain. He produced a short spirit level and placed it on the floor tiles radiating outward from the drain toward the shower area. The bubble sat consistently off-centre in the direction indicating that the floor was sloping away from the drain — not toward it. He then placed the level across the drain grate and the adjacent tile. The drain grate sat approximately 6mm above the tile surface. The floor drain had been installed with its top face 6mm proud of the finished tile level. Water on the bathroom floor could not flow downhill into the drain because the drain was the highest point in the floor area. The water sat until it evaporated or was mopped.
The cause was the sequence and coordination of the drain installation and the tiling. The floor drain height must be set to match the finished tile level — the top of the drain grate should be flush with or very slightly below the surrounding finished floor surface, with the floor tiles graded to slope toward the drain at minimum 1:100 fall. If the drain is installed before tiling, it must be set at a height that accounts for the tile and adhesive thickness, so the final grate height after tiling matches the finished floor. In this case, the drain had been installed and its height set without accounting for the tile thickness — approximately 10mm for tile plus adhesive. The tiles had then been laid around the drain at their correct level, leaving the drain grate 6mm above the surrounding tile. The 1:100 fall toward the drain had been attempted in the floor screeding but was irrelevant because the drain grate was above the floor level — water running downhill on the floor would reach the edge of the drain housing and stop, pooling around the base of the drain rather than entering it.
Remediation required removing the floor tiles within approximately 800mm radius of the drain, lowering the drain body and adjusting the pipe connection below the slab, resetting the drain at the correct height, re-screeding the floor to the correct fall, retiling, and regrouting. Cost: RM3,200. Aaron had used a bathroom with a floor that pooled water for approximately six months before the cause was found and corrected. The drain had been set at the wrong height on the day the plumber installed it, and every subsequent step — the floor screed, the tile layout, the tile installation — had been done around a drain set at the wrong reference height.
A bathroom floor drain must be set with its grate at or slightly below the finished floor level, with the surrounding tiles graded to slope toward it at minimum 1:100. The drain height must be coordinated with the tile thickness and adhesive thickness so the grate height after tiling matches the designed finished floor level. A drain set 6mm above the finished tile level is a drain that water cannot enter under gravity — the floor will pool water in normal use regardless of how clear the drain pipe is. The puddle problem is not a drainage problem in the pipe. It is a height problem at the grate. The fix for a slow-clearing bathroom floor is not to check the drain pipe or wait for tiles to settle. It is to check whether the drain grate is at or below the surrounding floor level. If it is above, the floor will always pool.
